We invite the Droylsden community to publicly engage with our Droylsden Marina consultation plans.

PUBLIC ENGAGEMENT

HIGH QUALITY, DESIGN-LED HOMES IN DROYLSDEN.

CERT and True North Partnerships are bringing forward residential development plans at Droylsden Marina for 192 100% affordable homes, supported by Legal & General as the Registered Provider of Affordable Housing.

Comprising apartments in three separate blocks alongside commercial space, the plans are set to transform a longtime vacant site into a thriving community.

The vision and proposals aim to deliver affordable homes in a unique canal-side location while strengthening the connection between Manchester Road, the Marina and the wider town centre.

 

The site sits within a highly sustainable location close to Droylsden tram stop, bus routes and local amenities, with benefits including views across the Marina, Ashton Canal and towards the Pennine hills and Manchester City Centre.

THE VISION

The development is set to form a part of the wider regeneration strategy for Droylsden, with the Marina identified as one of the town’s key transformational areas which has seen successful redevelopment in recent years. The scheme’s aim is to have a significant contribution to a thriving town centre with a renewed sense of place that attracts people to live, work and invest in the area

KEY DESIGN PRINCIPLES

Reinforcing the Marina as a Focal Point

The Marina is positioned at the heart of the development proposal and its surrounding neighbourhood. The buildings associated with the proposal are arranged to maximise views and activity around the waterfront, creating a lively and attractive place to live.

Providing a Diverse Range of Homes

A mix of apartment types will provide homes suited to a range of residents while contributing to a vibrant and inclusive community in Droylsden Town Centre.

Creating an Active Community Environment

The design promotes active street frontages and places homes at ground level wherever possible. Many dwellings will have their own front door and smal  to encourage activity and natural surveillance.

Improving
Connections

The scheme strengthens visual and physical links between Manchester Road and the Marina, helping to integrate the waterfront more closely with the town centre. The proposals also align with plans for a new linear park connecting the Marina to other parts of Droylsden

THE PROPOSALS

The initial proposals for Droylsden Marina have been developed to maximise the site’s canal-side setting while creating high quality affordable homes and public spaces.​

 

The architecture takes inspiration from surrounding buildings and materials, with a two storey base incorporating duplex homes and upper levels designed with strong vertical rhythm and contemporary brick detailing.  

 

Together, the proposals aim to create an attractive canal-side neighbourhood that contributes to a revitalised and thriving Droylsden Town Centre.​

KEY FEATURES

  • A mix of one, two and three bedroom apartments designed to provide comfortable and efficient homes.

  • Duplex three and four bedroom homes situated at ground floor level with their own front doors, creating active street frontages.

  • Commercial units connecting the Marina frontage with new public open space.

  • Landscaped communal spaces between buildings to support amenity, recreation and social interaction.

  • 100% provision of secure cycle storage to encourage sustainable and active travel.

  • 35 surface car parking spaces easily accessible for residents.

  • Building layouts designed to maximise views of the Marina for many homes.

  • Articulated building forms to break down massing and respond sensitively to the surrounding context.

  • Design measures that prioritise safety through natural surveillance and Secured by Design principles.

RESPONDING TO FEEDBACK

Throughout the design process so far, we have worked closely with Tamside Council to ensure the proposals respond to the vision of the area. We have met with Planning Officers at the Council to present the proposals, listen to feedback and amend the proposals accordingly.

​

The purpose of this Public Consultation is to share the proposals in their current form and allow the communities of Droylsden to ask questions and provide their thoughts and feedback. The feedback gathered will be used to further refine the proposals.

 

The result will be a proposal which delivers against the strategic aims and objectives of Tameside Council and responds to feedback from the wider public.
